"I agree that I will be solely responsible for the content of all listings that I post under this program and that I will indemnify the SUN PROPERTIES LLC's Classified Ads Web Site/Zooks Aviation Services Inc. and hold it harmless for any losses or damages to myself or to others that may result directly or indirectly from any listings that I post here."

By posting a new listing here, you further agree to the following guidelines:

• No foul or otherwise inappropriate language will be tolerated. The script checks for foul language and will strip it from posts, but if you try to get around this, your listing is subject to being removed immediately and without warning.
• No racist, hateful, or otherwise offensive comments will be tolerated.
• No listing promoting activities that would be illegal under the laws of the state or province, or the country of domicile of the SUN PROPERTIES LLC's Classified Ads Web Site shall be allowed. Similarly, no listing promoting activities that would be illegal under the laws of the state or province, or the country of domicile of the person posting the listing shall be allowed.
• Any listing that appears to be merely a test posting, a joke, or otherwise insincere or non-serious is subject to removal.
  The SUN PROPERTIES LLC's and Zook's Aviation Services Inc. Classified Ads Web Site reserves the ultimate discretion as to which listings, if any, are in violation of these guidelines.

SUN PROPERTIES LLC
By posting a Vacation Rental ad you grant SUN PROPERTIES LLC a minimum of a 10% Finders Fee/ commission if SUN PROPERTIES LLC or ZOOKSAVIATION SERVICES INC. agent(s) are actively involved in booking your property for a Client/Guest. In most cases you will receive business
directly and we will not be involved, track or capture your client for our purposes. Owners and Management Companies need to be mindful and responsible for paying the short term rental tax obligations of your State, Providence or Country. We recommend that you use the following Vacation Property Tax Processing Service: Hot Spot  "Tax Solutions for Property Owners" for Vacation Rental Sales and Lodging Tax Processing.
 

ZOOK'S AVIATION SERVICES INC.
By posting an Aircraft Charter or Aircraft Sales ad you grant Zook's Aviation Services Inc.a minimum of a 5% Charter Broker Fee or 5% Sales Broker Fee if we actively bring you business. Or if  Sun Properties LLC Agent(s) are actively involved in reserving, booking or serving the Client/Guest, you grant a 5% Charter fee to Sun Properties LLC. Aircraft Charter Companies must have current Air Charter or Airline Operations Certificates for their respective countries regulations.
